Our guest bedrooms are sold on a Room Only basis. This allows us to offer our great value room rates and is ideal if you don't want a heavy breakfast or if you need to get away early. There are a number of eateries 1 minute walk away where you can get a breakfast.
Q: ARE YOUR ROOMS EN-SUITE
All but one of our rooms has an en-suite. (That single bedded room that has their own private bathroom across the hall - and the bedroom has a sea view.)
Q: Are you located near the sea
We are the only Hotel located on the seafront in Burnham-on-Sea. Enjoy fantastic sea views and amazing sunsets from your sea view room or our enclosed veranda.
Q: Do you serve food OR ALCOHOL
We have a very large number of cafes, takeaways and restaurants situated within a couple of minutes walk of the Hotel. That is why we choose not to offer food and alcohol ourselves. Guests are encouraged to explore the Town instead of being restricted to eating in one place. Takeaways can be enjoyed on our seafront veranda.
Q: Does the hotel have central heating
The Hotel does have central heating throughout. We have recently increased the number of hours of heating since the new owners took over in January 2020. And in 2021 we installed 2 brand new boilers.
The heating is on from around 0600 - 1000 in the mornings and 1800 - 2300 in the evenings.
However, we do not heat the property during the daytime unless the temperature falls significantly. The property is mostly empty during the daytime so we save money by turning the heating down. That cost saving is passed on to our guests with our value-led room pricing.
Of course, some guests want heating during the daytime so we provide oil filled radiators at a cost of £7 per day (subject to availability).

Q: WHAT RECENT IMPROVEMENTS HAVE THERE BEEN
In 2022, we have several newly decorated rooms and brand new bathrooms. The roof is also brand new! There are still some render/scaffold/roof works through July 2022, but it is nearly finished.
In 2021, we have 2 new boilers, several rooms have been decorated, the seafront veranda has had a total makeover and the front exterior has been extensively decorated. Prior to that, in 2020, we painted the communal hallways, replaced many windows and decorated rooms.

Q: What happens if we need to cancel
Most rooms booked on websites like booking-dot-com are non-refundable and are more expensive due to commission charged by those websites.
When you book direct with us, you may cancel your room and receive a full refund - no questions asked.

Q: Is it cheaper to book on this website
It will always be cheaper to book on this website. Third-party online travel agents (OTAs) like booking-dot-com promote higher rates as they charge commission. Also, we don't send our Special Offers to anyone else so the best place to be is right here.

Blue badge holders can park for free for an unlimited time along the Esplanade in the Pay & Display bays and the side streets such as Regent St, Victoria St, High St and College St etc. There are 4 hour blue badge bays along the seafront.
We have space for 6 cars on our forecourt; these are available on a first-come basis and are free of charge.

Paying by the PayByPhone app for The Esplanade parking rolls the credit overnight, so for example at 1700 paying £3.20 on app gives a 1200 end time the next day, whereas £3.20 cash gives an 0900 end time!
Side street parking in Regent St, Victoria St, High St, College St, Cross St, etc is free overnight from 1700 and free all day Sunday.
The Loading Bay in Regent St is OK for 15 minutes to load/unload and is free overnight from 1800 to 0800.

Q: Is the hotel suitable for guests with disabilities
Due to the age of the building and the various additions to it over the years, it is impossible for us to install a lift or to make the adaptations required to provide a safe and enjoyable stay for disabled guests. We ask that you contact us to discuss your requirements prior to booking with us.
Guests with sight impairment are welcome to bring a service dog. Unfortunately, due to previous abuse of this policy, we do require evidence prior to arrival that the animal is trained for the purpose claimed. Excess cleaning (if appropriate) will be charged.

Q: What time can we check-in
Reception staff are available for guests to check-in from 2pm (sometimes earlier) until at least 6pm each day. We can offer our great value room rates because we don't have staff sitting behind a reception desk doing very little all day. Our amazing team are here when it matters most.

Q: What time is check-out
Not later than 10am please. Check-out is super easy and super fast. Your room has already been paid for. All you need to do is drop off your room card into the box in reception and away you go. Again, we don't have staff sitting there just to collect your room card as we prefer to save that cost and pass it on with our value rates. Of course, should you need something, our housekeepers are available and will assist you. We also have an emergency phone number for out of hours use.

Our property is strictly NO SMOKING, NO VAPING & NO DRUGS.
What's more, if we find evidence of smoking, vaping or drug smells within the room, a Cleaning Surcharge will be charged to the payment card we have on file. We may also need to close the room for some nights to allow the cigarette smells to clear and we will recover our loss from you if we need to do so.
Similarly, if we discover that the fire alarm sensors have been tampered with, we must call out an engineer to inspect for damage and to ensure it is functioning correctly. There can be a substantial charge for this.

Q: What is the difference between room types
- Budget or Economy Rooms are our best value options - these rooms may be smaller, the decor and furniture may be more traditional and/or the ensuite may be awaiting refurbishment. These rooms will have tea and coffee making facilities, a hair dryer, a flat screen TV and free wifi. Free soap and shampoo is provided.
- Standard Rooms - these rooms have free tea and coffee making facilities, a hairdryer, flat screen TV and free wifi. Free soap and shampoo is provided.
- Sea View Rooms - enjoy an amazing Sea View across Bridgwater Bay towards the North Devon coast or across to Cardiff and South Wales. The sunsets are stunning. Our Sea View Rooms enjoy the same amenities as our standard rooms.
- Apartments - we have two apartments, double bed en-suite with a separate lounge/dining area and kitchenette. Fridge, microwave, toaster, crockery & cutlery are for your sole use.
Q: What happens if I lose my Room Card
There is a £27 charge should you lose or misplace the smart card issued to access your room. This charge covers the cost of a new card, printing and programming of the door lock and administration costs. For security reasons, the card cannot be posted back to us for a refund; please put the key card in the check out box by 10 am to avoid the charge.
